Introduction
Our work spaces are often called our second homes. Most people come to the office, spend many hours of their days in cubicle workspaces making a living and producing their best works.
Just like homes, whether it’s minor repairs or a complete overhaul, there will come a time where every office space goes through a “makeover”.
The issue at hand however is that many business owners turn away from the idea of renovation simply because of the hidden costs that they will have to spend.
Well fret not, today we will demystify those hidden costs and even share with you some pretty nifty financial incentives at the end!
General Price Guide To Office Renovation In Singapore
The unit of measurement most commonly used for renovation is “Per Square Feet” or sqft for short. It measures the area of space that needs work and usually costs from $300-$1100 per sqm.
It is also important to factor in other variables such as the consultation fee, layout of the space, flooring, electrical furnishing, etc. into the cost.
8 Variables and Price Breakdown For Office Renovations
1 – Initial Consultation
Before any renovation takes place, it would be best to consult an expert who is reliable and who understands your vision.
The right expert will be able to provide you with the best advice and assist you with any rules and regulations that you may have to adhere to.
During the initial consultation, you can also decide on opting for a flat lump sum rate or work on an hourly basis.
So depending on your needs, you may prefer to hire based on a package if you intend on doing a major renovation. Likewise hire on an hourly basis if it’s something minor.
Do note that some contractors may charge consultation fees.
2 – Renovation Deposits
With any major work involving large sums of money, a deposit is usually secured either as an initial part-payment or as a form of security to ensure that there are no damages to the building.
Depending on the work involved, a deposit may cost a few thousand dollars. Once the output is satisfactory, the deposit will be refunded back to you.
3 – Overall Costs
Before engaging with any experts, you should make sure that a budget is set based on the size of the area and quality of materials you hope to use.
Usually a smaller office that’s under 500 sqft could cost between $60,000 to $100,000 and a medium sized office with a size of 1000sqft to 2000sqft could cost between $150,000 to $500,000.
4 – Tiles and Flooring
In general, most offices have square tiles but recently there’s been a rise in trend for parquet flooring.
The actual cost to do up the flooring will ultimately be determined by the choice of material you want to have.
In case of marble flooring, it may cost $10 – $15 per sqft. In case of a laminate, $3.5 – $4.5 per sqft, vinyl would be $6 – $7/sqft, paraquat would be $7 – $14/sqft and ceramic or homogenous tiles would cost $3 – $15 per sqft.
On an average, the total flooring costs shall cost you between $30,000 – $100,000.
5 – Hacking Services
Whether you are expanding your working space, exploring a more open concept, or just getting rid of the partitions in your office, you need to hire an expert, HDB-approved demolition and hacking contractors to carry out your wall hacking needs.
It costs from $60-$80 per foot run and may also charge you extra for the clearing of the debris.
6 – Carpentry
Buying wooden furniture that has already been pre-built is honestly so much more convenient.
Adding your own personal touch to your work space by having a custom built furniture creates a uniqueness that simply cannot be replicated anywhere else.
When you decide to have shelves and cabinets built instead of buying them, you must consider the varying cost of workmanship and your material of choice..
If you intend to invest in a space long term, development is preferable over purchases.
Generally, a book cabinet will costs from $220 – 500 per ft., while Large Cupboards cost $200 – 350 per ft. run
7 – Painting
Painting is almost always a part of renovations. It is the key element that defines the aesthetic of the office.
It creates a subtle atmosphere that can never be overlooked by fellow colleagues or guests.
The cost for engaging paint services vary based on the texture/finishing of your choice and the overall paint area.
Generally, it would cost about $5000 – $20,000 for three colors of paint.
8 – Electrical Installations
The price for electrical installation normally depends on the number of power points you plan to get.
For a 13-amp single power point, it would roughly cost $90 – $100. A double 15-amp point would cost $70 – 160 per point.
Lighting points cost $45 – 70 per point whereas a 2-way switch costs $100 – 150 per piece.
Further, a telephone point would cost $80 – 140 per point while lights installation will take $20 – 30 per light
The Truth Is, Renovating Your Office Space Doesn’t Need To Cost You An Arm And A Leg
Don’t get us wrong, we’re all for saving costs and a bit of DIY, but more often than not we’re the ones who get called in to rectify the mishaps made by business owners who try to save money by doing the renovations themselves..
This double work will incur much more costs than if they had hired a professional in the first place.
Furthermore, any work you complete yourself will not be covered by insurance, so if something happens further down the line, you’ll be financially liable.
It takes years for a tradesman to learn their trade – and building can be quite the dangerous work.
If you don’t have experience and the knowledge to know what to look out for, it pays to hire someone who does.
